Pulte’s Bradberry subdivision goes to Zionsville council June 1

ZIONSVILLE — A proposed subdivision by Pulte Homes along 300 South is scheduled to come before the Zionsville Town Council at its June 1 meeting after the council continued the matter from its May 4 session.

Pulte is asking to rezone 140 acres along 300 South between 800 and 875 East from Rural Single-Family (R1) to Rural Single and Two-Family (R2). The proposed Bradberry subdivision would include 209 single-family homes — reduced from the 269 originally proposed — along with a pool, bathhouse, playground, pickleball court, and roughly 1.5 miles of walking trails.

The plan calls for three lot sizes: 11,900, 9,800, and 9,100 square feet. Bradberry would feature a side-loaded home series Pulte hasn’t previously offered in the Indianapolis market, according to Pulte’s Rex Ramage.

The Zionsville Plan Commission voted 4–3 to give the rezone a favorable recommendation on April 21. Plan-commission member Jim Hurst voted against, citing density concerns and what he called insufficient mounding and landscaping buffers for adjacent residents.

Some neighborhood residents have opposed the project for the same reasons, and because the production-style homes would sit in an area characterized by custom houses on larger parcels.

The June 1 council meeting is the next decision point.
